Carlsbad Seapointe Resort

Carlsbad Seapointe Resort, a large time share managed by Grand Pacific Resorts, was in need of a comprehensive repaint that would protect the surface exterior from moisture penetration from its neighbor, the ocean. Preparation required extensive caulking where balconies met siding transitions and where vertical and horizontal siding met wood to wood transitions. In addition, thousands of nailheads had to be sunk and spot primed. The wind during the 10 weeks in December and January when the repaint took place limited General Coatings Corporation’s ability to spray paint large surfaces with a special 36 mil elastomeric coating.
If you were going on your dream vacation from one of the many dreary, snowy and cold places in the world to Carlsbad, would you want 12 painters swarming the exterior of your time share, caulking, pounding nails, taping, painting, moving ladders, boom lifts and scissor lifts?
Adjacent to the Carlsbad Seapointe Resort exist high voltage SDGE power lines whose proximity to the buildings required not only the use of an 80 foot articulating boom to hold the painters but also rubber bootings that would surround the transformers to prevent the painters from electrocution.  Once again, the time share vacationer might debate where to go to the beach on a given day or to witness a horrific accident from one’s balcony.
Never fear. General Coatings hand-picked an intrepid crew of experienced multi-family painters accustomed to the challenges of man and nature.  Our Safety Coordinator contacted SDGE’s field representative who arranged to boot the transformers. He also assigned a safety coordinator to this one project for its duration. Our superintendent prepared his team to move quickly, quietly and efficiently and to give the vacationers absolute priority in terms of privacy and tranquility.
Example: To enable the vacationers to use their windows, instead of keeping the masking up for several days- first to prime and then to finish, the painters masked, painted, removed the making and then remasked a day or two later for the final coat.
Before you buy your next time share, ask the broker to define “time share”.
